Timing isn't everything when you sell a home, but it isn't nothing either. Here's how the seasons tend to play out in Prince George, and what actually matters more than the calendar.
Spring: the traditional peak
Spring typically brings the most buyer activity as families aim to move before the next school year and better weather makes showings easier. If your home shows well and you have flexibility on timing, listing in spring generally gives you the widest buyer pool.
Summer: steady, but competing with vacations
Summer activity stays reasonably steady, though some buyers are traveling or distracted. Well-priced homes still move; this isn't a dead season, just a slightly quieter one than spring.
Fall: a second wave
Fall often brings a modest bump in listings and buyers who didn't find the right fit in spring and want to close before winter. If your home didn't sell in spring, fall is a legitimate second chance — not a sign to panic-drop your price.
Winter: fewer showings, more serious buyers
Winter listings are less common, which cuts both ways: less competition from other sellers, but also a smaller pool of active buyers. The buyers who are looking in January and February tend to be motivated, not just browsing.
Getting your home ready
Basic prep goes a long way in this market: a pre-listing inspection to catch surprises early, decluttering, and addressing obvious maintenance items (roof, furnace, exterior) before photos go up. Buyers touring newer builds in Heritage expect a different standard than buyers touring an older character home in the Crescents— but within each segment, presentation is still what separates a fast sale from a stale listing.
